The appeal is real, but your savings will not last long. You may have to pay for every little change you need to make to your listing. A few sneaky fees might pop up when you’re at the closing table. Always read the terms and conditions page of the Flat Fee MLS service you choose.

Here’s a rundown of some things you might end up paying for:

Title Company Referral Fee—$50 to $200: Companies like Flat Fee MLS Realty and several others get a referral fee from title companies. This fee is from the monies you pay. You’ll be forced to pay a “Coordination” fee if you select your option. It’s like paying a “convenience fee” for not using the free ATM. There are several other junk fees associated with choosing your own title service.

Coordination Fee—$50 to $200: You’re basically paying for the privilege of not using the title company your Flat Fee MLS company suggested. When you pick your own title company, your Flat Fee company has to coordinate well with that title company. Think of it as paying an extra $50 for your Uber driver to take the scenic route when you could’ve just taken the highway.

Cancellation or Listing Removal Fees—$50 to $100: You thought this was your dream sale, but now it feels like a bad Tinder date. If you decide to take your listing down early or cancel it, most Flat Fee MLS services will charge a removal fee. Depending on the company's policy, this can range from $50 to $100 or more.

Photo Updates Fees—$25 to $75: You thought your living room looked cozy in the dim light, but on second thought, does it look more like a cave? Depending on where you live, you will have to spend $25 to $75 to upgrade your listing by adding or swapping out professional photos. The fees depend on how many photos you need to upload.

Listing Price Update—$25 to $50: You listed your home as the neighborhood's crown jewel, but then the market decided to give you a reality check. Flat Fee services will charge you a fee if you need to adjust the asking price after it’s live. Depending on the provider, this fee can range from $25 to $50 per change. So, if you need to change your listing price a few times, you’re looking at the cost of 2–4 little Cafecitos.

Feature Changes—$20 to $50: While filling out the listing paperwork, you eyeballed the square footage, but now that you’ve finally measured the area, it turns out your 2,000 sq ft house is actually 1,800. To make things right, you need to quickly tweak the listing features, i.e., your home's square footage. A Flat Fee MLS provider will charge you $20 to $50 per feature change.

Addendum Fees—$25 to $50: You called it a “minor plumbing issue,” but after a second glance, you realized it’s more like a “full-on flood zone.” Now, you need to disclose that with a seller’s disclosure. Expect to pay between $25 to $50 for adding disclosures, inspection reports, or other docs to your listing after it’s posted on the MLS (per document).

Open House Updates—$25 to $50: You planned your open house for Saturday afternoon, but then your neighbor decided to throw a massive BBQ on the same day. Now you need to reschedule, but hey, that’ll cost you! If you want to add or update details about an open house event, expect to pay around $25 to $50 to your Flat Fee MLS listing service.

Description Update Fees—$20 to $40: Maybe you described the kitchen as “rustic” when you meant “retro” or “vintage.” Now’s your chance to get real with those buyers. It's time for a price adjustment—but you can’t do it for free with some Flat Fee MLS listing services. You’ll have to spend $20 to $40 for each update.

No. Houzeo is a flat-fee platform that helps you list your house on the MLS.

What does Houzeo pricing include?

Houzeo pricing includes an MLS listing, syndication to major real estate websites, and access to Houzeo’s listing management platform. Higher-tier plans include additional services such as broker assistance, contract reviews, offer management, and extended listing periods.

What is the difference between Houzeo plans?

Houzeo offers three plans, each building on the previous one. Silver provides a 6-month MLS listing with syndication to Zillow, Trulia, Realtor.com, Redfin, and more. The Gold plan offers maximum photos, access to seller disclosures, and the mobile app. You also get licensed broker assistance and access to Houzeo Offers. Lastly, Platinum offers virtual full-agent support, a 12-month listing, and additional MLS exposure.

Are there any additional costs or Houzeo hidden fees?

No. There are no additional costs or hidden fees associated with listing on Houzeo. You pay an upfront flat fee and a nominal charge at closing. You can also opt for add-on services at an extra charge.

Why does Houzeo pricing vary for different states?

At Houzeo, we’re expanding our broker network nationally. Prices are lower in states like NC and CA with an established network, while they may be higher in less active regions to integrate brokers/agents.

Which Houzeo plan is best for me?

Most of our customers have benefited from the Gold plan. With this plan, you receive all the benefits of the previous package plus assistance from a real estate broker. You’ll also have access to our offers platform and the ability to counter an offer online.

Can I upgrade my Houzeo Silver plan?

Yes, you can upgrade your Silver plan for free at any point to avail the benefits of the Gold and Platinum plans. These include access to seller disclosures, licensed broker assistance, and Comparative Market Analysis.

Why do I need to select a listing agent? Do I have to pay any extra fee to the listing agent?

Only a licensed real estate agent can list your property on the MLS. This is included in our total price, so no additional fee is required!

Does Houzeo charge a commission?

No, Houzeo does not charge a commission. You pay a flat fee to list your property on the MLS and a nominal closing fee.

Is there a Houzeo success fee?

Houzeo does not charge a success fee.

How soon will my property be listed on the MLS?

Once you’ve completed all the necessary documentation on the Houzeo Dashboard, your listing will be activated on the MLS within 24 to 48 hours.

How long does my Houzeo listing last?

If you purchase our Silver or Gold plan, your listing is valid for 6 months on the MLS. With our Platinum plan, your listing will last for 1 year.

What is Houzeo's cancellation policy?

Once the listing is active on the MLS, the seller has the right to cancel at any time, and no additional charges will be imposed for this action. You can do so by submitting a Change Request through our website.

Will my Houzeo fees be refunded if my property doesn’t sell?

Unfortunately, you will not get a refund if your property doesn’t sell. However, it is very rare that a property does not sell on our website. If you find yourself in that situation, you can purchase one of our plans and get your property relisted.

What if I need help during the listing process?
