There are several other junk fees associated with choosing your own title service.
  • Coordination Fee—$50 to $200: You’re paying for the privilege of not using the title company your Flat Fee New Mexico MLS company suggested. When you pick your own title company, your Flat Fee company has to coordinate well with that title company. It’s like booking a New Mexico hot air balloon ride and paying someone who just ‘held the ropes’ while you floated aimlessly.
  • Cancellation or Listing Removal Fees—$50 to $100: Listing your house was supposed to be a breeze. Now, it’s quicksand—slow, sticky, and worse than you thought. If you decide to take your listing down early or cancel it, most Flat Fee MLS New Mexico services will charge a removal fee. Depending on the company's policy, this can range from $50 to $100 or more.
  • Photo Update Fees—$25 to $75: You were so focused on ensuring your adobe walls were perfect that you forgot to show off the breathtaking New Mexico desert views that could’ve sold your listing. To glow up your listing by adding or swapping out professional photos, you will have to spend $25 to $75 in New Mexico. The fees depend on how many photos you need to upload.
  • Listing Price Update—$25 to $50: You thought you’d get top dollar for that desert retreat, but now it feels like trying to sell a beach towel in a New Mexico dust storm. Your original price was a mirage, and now you’ve got to bring it down to reality. Need to adjust the asking price? New Mexico Flat Fee Services will charge you $25 to $50 per change, depending on the provider.
