  • Sub-par technology

Beycome is a Flat Fee MLS listing company. They help you to list your home for sale by owner. This way you save on 3% commission fees charged by traditional real estate agents.

Beycome stands out for their cost-saving potential. They are known for their affordable Flat Fee MLS $99 plan. Beycome’s Basic plan offers important features like max photos, listing term until the home is sold, unlimited listing changes, etc.

While the $99 plan may seem attractive, it comes with a disclaimer. The price of the package may vary as per your location. Additionally, all of the packages they offer are not available in every state. This leads to an inconsistent user experience.

✍️ Editor’s Take: We recommend Houzeo over Beycome. While Houzeo’s prices are slightly higher, our cutting-edge tools and seamless technology makes up for it. Compare Beycome vs. Houzeo.

Is Beycome Legit?

Yes, Beycome is a legitimate company. The Miami-based company was founded by Nicolas Jodin in the year 2017. The company also owns a title service company, Beycome Title LLC, in Florida.

Beycome’s technology is better compared to other Flat Fee MLS companies. However, their coverage is limited to only 10 states.

How Does Beycome Work?

Beycome is a real estate platform that aims to simplify the process of buying, selling, or renting a property. Unlike real estate agents, it offers homeowners and buyers a self-service option.

Beycome for Sellers

Here are the steps to use Beycome for listing your property:

  • Sign Up with Beycome: Register on beycome.com to become a member.
  • Select Your Listing Package: Beycome offers three options, so compare their services and select the one that fits your need.
  • Submit Your Property: Fill out your property details, upload at least three photos, and set your price.
  • Schedule Home Tours: Whether it’s individual visits or Open Houses, manage your availability for property tours.
  • Listing Syndication: Once you have provided the information and photos, Beycome will make your listing live within 36 hours. Your listing is officially posted on beycome.com and syndicated to many real estate websites.

Beycome for Buyers

Beycome offers a cashback program to incentivize their buyers. Typically, buyers have to pay a 3% buyer agent’s commission. Beycome collects this commission at the time of closing.

However, Beycome doesn’t retain the full 3% commission for themselves. Instead, they keep only 1% of it or a minimum of $999. The remaining 2% is refunded to the buyer as a cashback after the transaction is completed.

Beycome’s Coverage

Beycome offers services in 10 states.

On the other hand, Houzeo is a Flat Fee MLS listing companies that cover almost all states and Washington D.C. So, you can benefit from Houzeo.com’s packages regardless of your location.

Negative Beycome Reviews

❌ Rebecca had a negative experience with Beycome. She faced significant financial losses and termed her experience a “nightmare.”

Rebecca FinneganUSASubmitted 2023

Nightmare experience and tremendous financial loss from using this company. There are two primary functions of a flat fee service; 1. posting the property in the MLS and 2. routing leads back to the customer so they can show and sell the property…

Source: Google

❌ Crystal expressed frustration and dissatisfaction with Beycome’s services. He had difficulty in getting a response from Beycome, particularly when trying to change his listing’s status.

Crystal Tuescher-CroftUSASubmitted 2023

What a joke!! I can’t get anyone to answer the phone or change the status of my listing. They put my property in the wrong MLS and listed it as having private sanitary disposal when it’s on city water and sewer. Definitely not working in sellers best interest!!

Honestly, I would hope to never have to use this service again. Working on a very complicated transaction I became the buyer agent and listing working both side for a minimal fee. Never again!

Beycome did what they said they would do. Can’t complain! Although the house didn’t sell through them, it was a good experience. Will use again in the future.

Don’t use Beycome! Problems with the portal and service starting with the portal losing the property description just after inputting. The portal was not accepting the password so we had to change it every time. The MLS number and listing number loads different on each of the realtor sites. When a potential buyer calls the instant message the buyer is supposed to get does not work. When a buyer calls and enters the address of the property it glitches and potential buyer can’t contact seller. We received several solicitations from sister companies of Beycome after signing up. They hijack other FSBO’s and put them on their platform: I called 3 of the other listings and 2 of the owners stated they listed on Zillow but never listed on Beycome. I have emails from Erick Davies, customer service manager, documenting all of the above.
